The context
De-risking constrained urban sites
The project involved a £12M residential block situated on a highly constrained urban site with zero on-site storage capacity. The contractor’s manual Gantt-chart schedule, while comprehensive on paper, failed to account for the dynamic spatial-temporal conflicts between crane movements, structural steel deliveries, and surrounding residential access.
With a 2-week delay on the critical path carrying a potential financial penalty of £150k in liquidated damages, the developer faced significant capital exposure. Traditional 2D planning was insufficient to visualise the logistical bottlenecks that would inevitably manifest once site mobilisation commenced, leaving the investment’s timeline at high risk.
The Reltic intervention
Spatial-temporal logic and 4D simulation
Reltic was commissioned to perform a Forensic Schedule Interrogation using advanced 4D Simulation. We didn’t just review the programme; we digitised the entire build sequence by linking the 3D geometry directly to the master construction schedule.
By visualising the “living” project, we performed a spatial-temporal audit that uncovered 48 critical logistical clashes that were invisible in the 2D plan. We interrogated the phasing logic and re-engineered the sequence to optimise site access and crane utilisation. This moved the project from reactive fire-fighting to proactive spatial governance, ensuring that every trade had the “clear air” required to perform on schedule.
