The Context

The context: Navigating the “cost black hole” of 2D data

The project involved a high-spec office refurbishment in the heart of London, executed under a demanding fast-track programme. As the project moved into the critical second-fix stage, the developer was forced to initiate a series of rapid design iterations to accommodate evolving tenant requirements.

Traditional Quantity Surveying (QS) methodologies, reliant on static spreadsheets and periodic reporting, were unable to capture the granular impact of these shifts in real-time. This created a dangerous “cost black hole”- a period of financial opacity where the developer lacked visibility into how design tweaks were eroding the final profit margin. Without a data-led intervention, the project was trending towards significant budget drift, unverified contractor claims, and a total loss of commercial control.
